The Charleston, South Carolina real estate market remains strong and competitive as of April 2026. The median home sale price across the Charleston metro area reached $578,000, representing a 6.6% year-over-year increase. Homes are selling faster than last year, with an average of 21 days on market — a 4-day improvement over the previous year.

Inventory remains tight with 1,020 active listings, down 17.7% year-over-year, creating a seller-friendly environment in most price ranges. However, 920 homes sold in April 2026, up 3.4% month-over-month, indicating sustained buyer demand despite limited inventory.

Among Charleston neighborhoods, Kiawah Island leads with a median price of $1.85 million, followed by Isle of Palms at $1.24 million and Daniel Island at $742,000. Downtown Charleston commands a median of $698,000, while Mount Pleasant sits at $625,000. The most affordable areas are Summerville ($365,000 median) and West Ashley ($412,000 median).

For buyers, the market rewards preparation and speed — particularly in Mount Pleasant and Daniel Island where well-priced homes go under contract in under three weeks.
